Privacy Policy

What we collect

• Information you give us: name, email, phone, the home you're interested in, dates and notes, when you send an inquiry, hold dates, save a home, ask for availability alerts or sign up for direct-booking deals.
• With your analytics consent only: first-party analytics linked to a random visitor ID: pages and homes viewed, booking and checkout clicks (including the dates you choose in the booking calendar), the referring site and campaign (UTM) tags, device type, approximate location (country, region and city, derived by our hosting provider Cloudflare from your IP address; we do not store your IP for analytics), and whether you are a returning visitor.
• Linking: if you have allowed analytics and then submit a form with your email, we link your earlier browsing on this site to that inquiry so we can help you with the homes you looked at.
• Consent records: an anonymous tally of cookie choices (no ID attached), so we know how many visitors accept or decline.
• Chat: if you use the chat on our Contact page, your email, optional name and the questions you ask, so we can answer and follow up.
• Security: a hashed (not raw) IP address with form submissions, for spam prevention.

How we use it

• To answer inquiries and manage bookings.
• To send email marketing only if you checked the email box. Every email has an unsubscribe link.
• To send marketing texts only if you checked the SMS box. Reply STOP to opt out, HELP for help. Msg & data rates may apply. Consent is not a condition of purchase.
• To understand which pages and homes are useful and improve the site.

What we don't do

We don't sell your personal information or share it for cross-context behavioral advertising. We don't use third-party ad trackers or pixels today. Analytics are self-hosted. If we add advertising measurement (for example Meta or Google) in the future, it will load only if you allow Marketing cookies, and we will update this policy first.

Cookies and your choices

When you first visit, you can choose Accept all, Essential only or Customize (Analytics and Marketing, both off until you turn them on). Nothing non-essential is set before you choose.

• Essential (always on): lr_consent remembers your choice (6 months). We also use your browser's local and session storage to remember UTM tags for the visit and to limit how often our sign-up pop-up appears (at most once every 7 days).
• Analytics (only with consent): lr_vid, a random first-party visitor ID (13 months), and lr_vn, a visit counter (13 months).
• Marketing (only with consent): none in use today.

You can change or withdraw your choice at any time via "Cookie settings" in the footer. Withdrawing analytics deletes the visitor ID cookie from your browser.

Booking

Reservations and payments are handled by our booking provider, under its own privacy policy.

Retention and your rights

You can ask us to access, correct or delete your information, or to stop marketing, by emailing us. [TBD by counsel: retention periods; Texas (TDPSA) and other state rights, including appeals; children's data.]
